A Building Consent Gets You Started. We Make Sure the Building Actually Gets Signed Off.
A consent is approval to begin. A Code Compliance Certificate is proof the finished work meets the standard. We manage a building consent from application through to that final sign-off, including recladding, alterations and work that was never consented in the first place.
One accountable team: consent application & documentation · Council lodgement & RFI management · recladding & alteration consents · Code Compliance Certificate follow-through

Does a building consent mean my building is actually compliant?
Not on its own. A building consent is Council’s approval to start work, based on plans that appear to meet the Building Code. Compliance is only confirmed once the work is finished, inspected, and a Code Compliance Certificate is issued. We manage that whole distance, not just the paperwork at the start.
What’s the difference between a building consent and a Code Compliance Certificate?
A building consent is permission to begin, granted against plans and specifications. A Code Compliance Certificate is different — it’s the Building Consent Authority confirming, after inspection, that what actually got built matches the consent and meets the Building Code. Mix the two up and that’s exactly where compliance gaps start, the kind that surface later at sale, refinance or insurance, right when you can least afford them.
Do I need a new building consent for recladding?
Almost always, yes. Recladding is building work that alters the building’s weathertightness and structure, so it needs its own consent, its own inspections, and its own Code Compliance Certificate on completion — it isn’t covered by whatever consent applied to the original construction. We handle recladding consents specifically — including when the original cladding failure is exactly why you’re re-doing it in the first place. See our Leaky Building Repairs and Inspections page for the inspection side of that work.
What if work on my property was never consented at all?
It’s more common than owners expect, and it’s fixable. Where building work was carried out without the required consent, a Certificate of Acceptance can sometimes be obtained instead — it’s a more limited form of assurance than a Code Compliance Certificate, and it’s available for work done from 1 July 1992 onward, or in specific cases where a standard certificate genuinely can’t be issued. We assess unconsented work honestly before recommending a path.

What does Aamsko manage in a building consent application?
A building consent doesn’t end at lodgement. Each stage has its own deadline, its own inspection, and its own way to stall if nobody’s tracking it. We stay accountable for the full distance, from the first application through to the Code Compliance Certificate landing in your hand.
Consent application & documentation
We prepare your plans, specifications and supporting reports, and check every one against the Building Code before it goes anywhere near lodgement.
Council lodgement & RFIs
We lodge every application directly with the Building Consent Authority ourselves, and chase down every Request for Further Information until it’s answered.
Recladding & alteration consents
New consents for recladding, additions and alterations, sequenced with any resource consent the project also needs.
Inspections coordination
Site inspections booked and managed through to completion, so the file keeps moving toward sign-off.
Code Compliance Certificate follow-through
We carry the consent all the way to a Code Compliance Certificate — we don’t leave it open once construction wraps and hope someone else closes the loop.
Unconsented work & Certificates of Acceptance
We assess existing unconsented work honestly and, where it’s possible, regularise it through a Certificate of Acceptance.
Other property and compliance professionals refer us their harder consent matters for exactly this reason — cases involving recladding, unconsented alterations or a stalled file, not just a straightforward new build.
Recladding and unconsented work need their own consent, not an assumption.
Two situations account for most of the building consent problems we see: a recladding project run without its own consent, and existing work — a deck, an internal wall, an old addition — that was never consented at all. Neither is unusual, and neither has to stay unresolved.
We assess exactly where your property stands, sequence the recladding or building consent alongside any resource consent the project needs, and manage every inspection through to sign-off — a Code Compliance Certificate, or, for existing unconsented work, a Certificate of Acceptance.
You don’t need to commit to a full application to get a straight answer. Tell us what’s happening and we’ll start with a scoped review of your specific property, before recommending anything larger.

One team handles application, inspections and Council liaison — not you, chasing it all yourself.
Fewer surprises

Building consents in Auckland, answered
Direct answers to what Auckland owners, developers and builders ask us most about building consents.
Does a building consent mean my building is actually compliant?
Not on its own. A building consent is approval to start work. Compliance is only confirmed once the work is finished, inspected, and a Code Compliance Certificate is issued by the Building Consent Authority.
What’s the difference between a building consent and a Code Compliance Certificate?
A building consent is permission to begin, based on plans. A Code Compliance Certificate is proof, issued after inspection, that what actually got built matches the consent and meets the Building Code.
Do I need a new building consent for recladding?
Almost always, yes. Recladding alters the building’s weathertightness and structure, so it needs its own consent, its own inspections and its own Code Compliance Certificate — it isn’t covered by the original construction consent.
What if building work on my property was never consented?
A Certificate of Acceptance can sometimes be obtained instead, for work carried out without consent from 1 July 1992 onward, or in specific circumstances where a Code Compliance Certificate can’t be issued. We assess unconsented work honestly before recommending a path.
Do you lodge building consent applications directly with Council?
Yes. We prepare and lodge every application ourselves, and manage Requests for Further Information, inspections and conditions through to the Code Compliance Certificate.
Can an unresolved building consent issue affect selling or financing a property?
Yes. A missing consent or Code Compliance Certificate shows up in a LIM report and any due diligence check, and under a standard sale and purchase agreement, you’re typically warranting as the seller that the necessary consents are in place. Getting it sorted properly protects you there.
How long does a building consent take in Auckland?
A standard application runs to a statutory timeframe once Council accepts it as complete. Recladding, retrospective work and anything needing further information usually take longer — worth confirming the exact timeframe for your specific application before you bank on a date.
