Long Term Maintenance Planning (LTMP)

Your Guide to Smarter Building Maintenance with Aamsko New Zealand.

At Aamsko New Zealand, we specialise in helping you plan for your building’s future—well before repairs become emergencies. A Long Term Maintenance Plan (LTMP) is your strategic roadmap, guiding how and when maintenance will be needed, how much it will cost, and how to manage it effectively over time.

Whether you’re a body corporate, commercial landlord, or private property owner, we develop LTMPs that are realistic, legally compliant, and built to reflect the true condition of your building.

Who We Help

We provide Long Term Maintenance Planning (LTMP) in Auckland and across New Zealand for:

  • Body corporates and strata managers
  • Commercial building owners
  • Asset managers
  • Residential property owners and managers
  • Schools, retirement villages, and developers

What’s Included in an Aamsko LTMP?

We don’t take a template approach. Every LTMP we prepare is tailored to the building’s age, materials, past issues, and occupancy. Our LTMP Reports Typically Include:

  • Executive Summary
  • Building Condition Summary
  • Element-by-Element Maintenance Breakdown
  • 10–30 Year Maintenance Schedule
  • Year-by-Year Cost Forecast
  • Optional Capital Works Plan
  • Funding and Levy Planning Guidance

What is a Long Term Maintenance Plan (LTMP)?

A Long Term Maintenance Plan (LTMP) is a strategic document that outlines the anticipated repair, replacement, and ongoing upkeep needs of a building over a period of at least 10 years. It typically includes a detailed condition assessment of the building and its common property, a schedule of expected maintenance or replacement works, and forecasted annual costs to guide budgeting. In addition, it often provides recommendations for preventative care to extend the life of building elements and, where relevant, includes optional guidance on funding—such as levy planning or maintenance contributions. A well-prepared LTMP helps reduce the reliance on reactive maintenance, supporting better financial planning and building longevity.

Our Process: From Site Visit to Final Report

We begin with a meeting or call to understand your building’s history, maintenance challenges, and the goals of your LTMP—whether for compliance, budget planning, or both.

Step 1: Consultation

We begin with a meeting or call to understand your building’s history, maintenance challenges, and the goals of your LTMP—whether for compliance, budget planning, or both.

Step 2: Building Survey

Our qualified building surveyors assess your structure, envelope, services, and internal spaces. We look for common failure points—roofs, cladding, balconies, windows, joinery, and waterproofing details.

Step 3: Maintenance Forecasting

Using industry lifecycle standards, manufacturer guidance, and current market rates, we forecast when each component will need work—and at what cost.

Step 4: Draft Review

We walk you through the draft plan, clarify any questions, and adjust the plan based on your feedback and long-term objectives.

Step 5: Final LTMP Issued

Your final LTMP is issued in both digital and printed formats, suitable for presentation at AGM meetings or submission to council or insurers.

Specialised Support for Body Corporates

At Aamsko, we work closely with Body Corporate Committees throughout Auckland and across New Zealand to develop Long Term Maintenance Plans (LTMPs) that do more than just meet regulatory requirements—they support smart, forward-thinking building management. Our LTMPs help guide annual budgeting and levy setting, inform capital planning and reserve fund contributions, and strengthen your position during insurance renewal negotiations. Importantly, they also promote owner transparency and assist with passing AGM resolutions. To make implementation smoother, we’re available to attend meetings, present the plan, and answer any questions—helping to build consensus among owners and ensure your maintenance programme aligns with your long-term goals.

Is an LTMP a Legal Requirement?

For Body Corporates in New Zealand, yes. Under Section 116 of the Unit Titles Act 2010, a long-term maintenance plan must be prepared unless the body corporate agrees not to have one. The plan must cover at least 10 years and include:

  • The common property and building elements to be maintained
  • Estimated timing and costs of work
  • A funding strategy, if applicable

Even for buildings not governed by the Act, LTMPs are considered best practice. Councils, insurers, and potential buyers all favour properties with transparent, well-documented maintenance plans.

Why Choose Aamsko for LTMPs?

Multidisciplinary Expertise

We’re more than just building surveyors. Our team brings together backgrounds in architecture, law, project management, and asset planning. This enables us to prepare plans that aren’t just technically correct, but legally compliant and commercially strategic.

Legal Awareness Because we understand the law, we ensure your plan meets obligations under the Unit Titles Act 2010, and the Building Act 2004. We also review historic consents and risk areas like unresolved weather-tightness issues.

Practical Maintenance Experience Our experience managing construction and remediation projects means we know what maintenance costs in the real world. We don’t just estimate—we manage tenders and construction budgets every day.

Integrated Service Offering Already have weathertightness issues or failed membranes? Because we also do forensic surveys, scoping, and project management, we can fold that knowledge directly into your LTMP and support you from planning through to execution.tter decisions now so you don’t pay the price later.

What Does an LTMP Cost?

The cost of preparing a Long Term Maintenance Plan (LTMP) depends on the size and complexity of your building, as well as the level of detail required. For most residential properties in Auckland, pricing typically starts from around $2,500 to $5,500 + GST. Medium-sized buildings usually range between $5,000 and $8,000 + GST, while larger, multi-storey or mixed-use buildings requiring full envelope assessments may start from $10,000 + GST.

Every building is different, so we tailor our pricing to suit your specific needs and can provide a fixed quote after an initial consultation or site review. We offer bundled pricing when an LTMP is combined with other key services such as a building condition report, weathertightness survey, or a project management scope. This approach not only provides better value but ensures consistency across all documentation and advice—streamlining your planning process and supporting more informed, coordinated decision-making.
